This is the current largest development granted planning permission by Kerry County Council.

The approved scheme will deliver 259 new homes on a 6.4-hectare site, comprising a mix of one and two-bedroom apartments and three-bedroom houses, along with a creche facility.

The layout is arranged to provide high levels of residential amenity through a network of open spaces and play areas which promote wellbeing, recreation, and community interaction. The scheme places a strong emphasis on connectivity to ensure integration with the surrounding area through pedestrian and cycle links.

The design responds sensitively to the site’s natural characteristics. Existing topography has been incorporated into the layout to minimise site intervention, while mature trees across the site have been retained to help preserve the established landscape character and enhance biodiversity.

Located less than one kilometre from Killarney town centre, the site enjoys access to an amenity-rich locale, public transport, and wider regional and national connectivity. This highly desirable area benefits from scenic landscapes and historic features, including the nearby Killarney House and Gardens, Lough Leane, and the Ring of Kerry.
