The Cairn Homes Clonburris SDZ lands in Dublin 22 have been approved for a masterplan of sustainable communities, with the South West district to provide 565 homes comprising a mixture of dwelling houses, duplexes, and apartments. This broad mix of residential typologies reflects the diverse considerations underpinning the design of the scheme, seeking to facilitate adaptable and accessible communities suitable for all life stages.
Design was heavily informed by ecological considerations, undertaking a minimally invasive approach by adapting structure foundations to existing ground levels and preserving natural corridors. The layout of the high quality residential neighbourhoods within the area prioritises community creation. Separate character areas are marked by visual design, such as the distinctive usage of red roof tiling, drawing on the architectural heritage and history of Dublin City. Streets are planned to enable neighbourhood intimacy, and the permeability of the area is enhanced by its ease of orientation, with apartment blocks providing local landmarks at junctions. A carefully considered hierarchy of locations such as courtyards, streets, and prominent perimeter frontages both integrates various area features while providing clear segmentation. Open spaces, play areas, and public seating are provided along movement corridors to encourage resident use.
This new district lies within close proximity of the M50, and also allows for linkages with adjacent urban centres of Dublin and Maynooth through railway stations and bus routes. Public access to all amenities necessitated by comfortable contemporary living is prioritised, with surrounding areas providing ample recreational and employment opportunities. A co-located primary and post-primary school lies to the immediate west of the site, forming a major focal point to the South West district.
