Project overview

The Walkinstown mixed-use development, located off Ballymount Road Lower, includes the demolition of a derelict warehouse and construction of two 8-storey blocks. The project comprises 163 no. BTS apartment units, a cafe, creche, communal areas, undercroft parking, and a landscaped courtyard. The development lies conveniently nearby the commercial centre at Walkinstown roundabout, along with close proximity to Dublin City Centre. A total of 20 unit types have been designed for this development, ranging between 1-3 bed apartments, to suit a diverse variety of living arrangements.

An urban streetscape approach guides this design, seeking to establish a residential centre among industrial surroundings, prioritising community amenity and pedestrian connectivity and accessibility. The landscaped courtyard is situated away from the main road, providing a quiet recreational area with passive surveillance. A thoughtful scheme has been designed to counter noise pollution, with high standard triple-glazed windows, and high masonry boundary walls for sound deflection.
